Where they appear

Three places renters already look

Tick one, two or all three for each campaign. Every sponsored apartment is marked Sponsored, with a note that brokerages pay to show it.

  1. Place 1

    Top of search results

Above the results on Rentals, only when your apartment matches the renter's search: their neighborhood, size, price and other filters.

Up to 3 on the first page of results

  2. Place 2

    Home page

The Sponsored row on the home page and at the start of Rentals, the first apartments a renter sees before they search.

Up to 6 in the row

  3. Place 3

    Next to similar apartments

"Sponsored apartments nearby" on the pages of other apartments of the same kind, in the same area, at a similar size and rent.

Up to 2 on each apartment's page

How the auction works

A fair auction, every time a page is shown

Each time a renter opens one of these pages, the sponsored apartments that fit it compete for its places. This is the whole rule, in plain words.

Your bidThe most you are willing to pay for one click.
Listing qualityPhotos, description, size and price. A complete listing can win with a lower bid.
Your placeThe highest result gets the first place, then the next, until the places are full.
You pay just enough to beat the next brokerage's ad

A click costs what it takes to keep your place ahead of the next competing ad from another brokerage: never more than your bid, and never less than the minimum of $0.50. With no other brokerage competing, you pay the minimum.

  • Only matching searchesIn search, your apartment shows only to renters whose filters it fits.
  • Your budget, pacedYour daily budget is spread through the day, and a day's spend never goes past it.
  • Repeat clicks are freeThe same visitor clicking your ad again within 24 hours costs nothing.
  • Robots are never chargedClicks from robots and search engines are not counted and not charged.
  • Your own team is never countedWhen people from your brokerage see or click your ads, nothing is counted or charged.
  • A fair mixAt most two apartments from one brokerage in a block, and one on an apartment's page.

Questions

What brokerages ask about ads

Who can advertise?
Any brokerage or solo agent whose apartments are on Sky High Realty NYC Rentals. In a brokerage, the owner and the managers set up the campaigns.
Will my apartment show for every search?
No. At the top of search, a sponsored apartment appears only when it matches the renter's filters. On apartment pages, it appears only next to apartments of the same kind, in the same area, at a similar size and rent.
What exactly do I pay for?
Clicks: a renter opening your apartment from a Sponsored card. Being shown costs nothing. A repeat click by the same visitor within 24 hours is free, robots are never charged, and clicks from your own team are not counted.
How much does one click cost?
Just enough to stay ahead of the next brokerage's ad, and never more than your bid or less than $0.50. When no other brokerage competes for the place, a click costs the minimum.
How is listing quality judged?
From the listing itself: its photos, its description, its size and its price. A complete listing ranks higher for the same bid.
Can I stop or change a campaign?
Yes. Pause, change or end it at any time from Ads in your workspace. A paused campaign stops showing straight away.
What happens when my wallet runs low?
When your wallet can no longer pay for a click, your ads stop showing and we let you know by e-mail. They start again as soon as you add money.
Do renters know an apartment is sponsored?
Yes. Every sponsored apartment is marked Sponsored, with a note that brokerages pay to show it.
