Touring an apartment in NYC: what to check before you apply

A practical checklist for your tour, from light and water pressure to heat, noise and the commute.

A tour is your chance to see what photos cannot show. Bring this list and take your time in each room.

In every room

  • Light — which way the windows face and what is outside them.
  • Outlets — enough of them, where you will need them.
  • Storage — open the closets and the kitchen cabinets.
  • Phone signal — make sure your phone works in each room.

Kitchen and bathroom

  • Run the hot water and check the water pressure in the shower.
  • Look under the sinks for leaks or water damage.
  • Open the refrigerator and try the stove.

Heat and air

Ask how the apartment is heated and whether you control it. In New York City, from October 1 to May 31, building owners must keep apartments at least 68°F during the day when it is below 55°F outside, and at least 62°F overnight. Ask about air conditioning too: whether units are provided or allowed.

The building

  • Laundry: in the apartment, in the building, or nearby.
  • How packages are received.
  • Who to contact for repairs, and how quickly they respond.

Beyond the front door

Walk to the nearest subway or bus stop and time it. Visit at the hour you would come home, and listen for street and neighbor noise. Then ask the questions that matter before you apply: the lease length, the move-in date, and what is included in the rent.
